One of the most important steps in home buying is determining how much house you can afford. It is normal for first time home buyers to want to stretch their budget to its limit when buying a home; however, what many first time buyers neglect to realize is that there are always additional costs beyond the total price of the home that come into play with a home purchase.

We encourage you to discuss your personal financial situation with a mortgage advisor before you even begin looking at homes, so you have a realistic picture of what you can reasonably afford and can include this important information in your search criteria. Once you have completed the mortgage application process, the lender will tell you how much you are approved to spend. While many first time home buyers are eager to begin looking at houses, we recommend going through the pre-approval process first, so that you have concrete information about how much the lender is willing to lend to you.

Having a pre-approval letter also makes any offer you submit stronger, as the seller knows you are approved for financing, and they don’t need to worry about your deal falling through due to lending-related issues.
